↘ The brief
277 Fifth Avenue is a luxury residential tower located on Fifth Avenue in Manhattan, New York, designed by Rafael Viñoly Architects. The project features a high-performance unitized curtain wall and a sophisticated building enclosure incorporating architectural metalwork, waterproofing assemblies, and multiple enclosure interfaces requiring careful coordination throughout construction.
As part of the SOCOTEC building enclosure consulting team, construction administration support included technical review of façade submittals, field observations, coordination with the project team, and ongoing evaluation of building enclosure systems throughout installation.

Working as part of the SOCOTEC building enclosure consulting team, the role included review of façade shop drawings, technical submittals, RFIs, engineering revisions, and field modifications throughout construction. Technical reviews focused on constructability, enclosure performance, waterproofing continuity, and compliance with the project's design intent.
Regular site visits were conducted to observe façade installation, document field conditions, identify deficiencies, verify construction quality, and coordinate with the architect, contractor, façade contractor, and engineering team. Technical observations and field documentation supported the evaluation of unforeseen site conditions and contributed to the review of proposed remediation strategies and engineered field modifications.

Through ongoing technical review, field observations, and coordination with the broader project team, building enclosure issues were identified, documented, and addressed throughout construction. The work supported informed technical decision-making during installation, reduced construction risk, and helped facilitate the successful implementation of the building enclosure systems while maintaining the project's performance objectives and design intent.
